If you are considering purchasing a lake front home on the shores of Table Rock Lake, one very important question you need to ask your Realtor is “What will I be allowed to do since my property adjoins the US Army Corp of Engineers?”

You might be looking at beautiful lakefront properties for sale on Table Rock Lake and assume that you have property rights for all of the property up to the shore line, but that may not be the case. Joe and Billie with Lake Time Realty have owned lake front property since 1985 and can answer any questions you have.

First of all, you need to understand that Table Rock Lake is a public lake but is managed by the US Army Corp of Engineers. This is the main reason we have such a beautiful and clean lake. Here are some of the questions buyers have:

“If my property doesn’t have a boatslip, can I just build my own private dock and put it in for my boat?”

The answer is no. There is a process with the Corp of Engineers with how they manage and track all the boatslips. When you work with Joe and Billie at Lake Time Realty, we can walk you the process and answer in detail any questions you have.

“Can I cut trees down on Corp property that are blocking my views of the lake?”

That answer is a no as well. The Corp will allow small underbrush to be cleared but no branches larger than 2” will be allowed to be cut. You will need to purchase a renewable Vegetation Permit. With this approval, there will be a visit from a Park Ranger that will go over the rules of what you can and can’t do.

Don’t let the US Army Corp of Engineers rules overwhelm you. The Corp of Engineers are very helpful and have a process that you have to go through in order to make any changes or to even get them to consider looking at any special requests.

Rather than considering these rules a burden, you should consider them a blessing to preserve the beauty of Table Rock Lake. Just imagine what our 60-year-old lake would look like if it did not have any organized management.
