Things Your Lake Realtor Should Know
We can not stress enough how important it is to select a knowledgeable Lake Realtor if you are planning to purchase a lake property. If you are interested in a property on any of the Tri-Lakes and you want to be able to access the lake with a dock or a slip, then you need to know the rules.
Our lakes are managed by the US Corp of Engineers (which is a great thing), but with this management comes several rules and regulations regarding shoreline management that everyone must follow to be in compliance with.

For example, if you purchase a lakefront property, you can not just build a private dock in front of your house even though you see many properties that may have that. Also, if you purchase a slip in a community dock, it is considered personal property (not real estate) and your taxes must be paid on these like personal property. Lastly, a sale between sellers and buyers is handled with a “Bill of Sale”, but you need to know the proper way to get this document recorded. This document will not only need to go to the County but will need to go to the Dock Master of your dock to be on record with the Corp of Engineers.
